A 1,000 million real estate project already has a green light from the Government.
The Cuban Government today gave the green light to a real estate project associated with tourism, which will be developed in Mariel, with an investment of 1,000 million dollars and in which the director of Air Europa, María José Hidalgo, along with another Spanish partner, participates. reported EFE.
On the morning of Thursday, in the framework of the International Tourism Fair of Madrid (Fitur 2018), the El Salado Resort project was signed, one of the most important tourist complexes on the island so far. The agreement was sealed by Hidalgo and his partner Sandro Cristoforetti, on the one hand, and the Minister of Tourism of Cuba, Manuel Marrero Cruz, on the other.
With the act of signing, the start of the initiative was certified -which will consist of a golf course, up to three hotels, a convention center and apartments for sale- and in which the Cuban Government participates in a 51%, while the The remaining 49% is distributed among the Spanish partners in equal proportion.
According to the Spanish agency, it is expected that the construction of the complex, in an area of 207 hectares with three kilometers of coastline, will be completed in five years, although it will be carried out in phases and the hotels will be operational within three years. The real estate phase will be developed over five years.
It is planned to build 3,000 units between apartments, single-family and multi-family, in addition to hotels, which could be even three, with a total of 1,200 rooms, compared to the two originally planned, with 750 rooms, and a golf course of 18 holes.
The key point of this project is the possibility of sale in perpetuity of the real estate units that consist of villas, apartments and houses, while the hotels and the golf course are under management for a period of 50 years, extendable to another 50 plus.
The Cuban Tourism Minister explained to the journalists that the project is part of a policy that has been approved in the country in order to promote this type of development and that is aimed at the conclusion of real estate units so that citizens “from any part of the world “can buy a house in Cuba, and also to promote the golf activity.
According to the statements made by the agency, Marrero did not specify if the homes could be acquired by Cubans living on the island.

El Gobierno cubano dio hoy luz verde a un proyecto inmobiliario asociado al turismo, que se desarrollará en Mariel, con una inversión de 1.000 millones de dólares y en el que participa la directora de Air Europa, María José Hidalgo, junto con otro socio español, reportó EFE.
En la mañana del jueves se concretó en el marco de la Feria Internacional del Turismo de Madrid (Fitur 2018), la firma del proyecto El Salado Resort, uno de los complejos turísticos más importantes hasta el momento en la Isla. El acuerdo fue sellado por Hidalgo y su socio Sandro Cristoforetti, por un lado, y el ministro de Turismo de Cuba, Manuel Marrero Cruz, por el otro.
Con el acto de firma se certificó el inicio de la iniciativa —que constará de un campo de golf, hasta tres hoteles, un centro de convenciones y apartamentos en venta— y en el que participa en un 51% el Gobierno cubano, mientras que el 49% restante se reparte entre los socios españoles en igual proporción.
Según la agencia española, se espera que la construcción del complejo, en una superficie de 207 hectáreas con tres kilómetros de costa, concluya dentro de cinco años, aunque se realizará por fases y los hoteles estarán ya operativos dentro de tres. La fase inmobiliaria se irá desarrollando a lo largo de cinco años.
Se prevé la construcción de 3.000 unidades entre apartamentos, unifamiliares y plurifamiliares, además de los hoteles, que podrían ser incluso tres, con un total de 1.200 habitaciones, frente a los dos previstos inicialmente, con 750 habitaciones, y un campo de golf de 18 hoyos.
El punto clave de este proyecto es la posibilidad de venta a perpetuidad de las unidades inmobiliarias que consisten en villas, apartamentos y casas, en tanto que los hoteles y el campo de golf están en gestión para un período de 50 años, prorrogables a otros 50 más.
El ministro de Turismo cubano explicó a los periodistas que el proyecto forma parte de una política que se ha aprobado en el país a fin de potenciar este tipo de desarrollos y que va dirigida a la conclusión de unidades inmobiliarias para que ciudadanos “de cualquier parte del mundo” puedan comprar una casa en Cuba, y también para impulsar la actividad de golf.
Según las declaraciones recogidas por la agencia, Marrero no precisó si las viviendas podrán ser adquiridas por los cubanos residentes en la Isla.
En Cuba la situación de la vivienda es grave. El país cerró 2017 con déficit que ronda el millón. La Habana sufre la peor parte de la política del Estado, que la depositado en las familias la responsabilidad de construir sus propios inmuebles.
Marrero destacado que El Salado Resort es el cuarto proyecto de golf que se aprueba en la Isla, después de los de La Habana, Varadero y Pinar del Río, y que tiene la peculiaridad de estar enclavado dentro del área de desarrollo especial del Mariel, que tiene ventajas fiscales y aduaneras, lo que facilitará su operación y comercialización.
El ministro se mostró convencido de que el proyecto será un “éxito”, dado su cercanía de La Habana, las ventajas de la zona y la demanda que hay por este tipo de actividad.
El Gobierno señala al turismo como su segunda fuente de ingresos —por detrás de la exportación de servicios profesionales—, aunque es superado por las remesas que envían a sus familiares en la Isla los cubanos residentes en el exterior y que en 2015 superaron los 3.354 millones de dólares, según un estudio de la consultora The Havana Consulting Group.
